Standardise the spec across units early
Deciding grade, finish and railing/fitting style once, at the design stage, and holding it consistent across every unit avoids costly mid-project changes and mismatched finishes between blocks.
Single supplier relationship over per-unit sourcing
Sourcing material fresh for each unit or phase from whichever supplier is cheapest that week leads to inconsistent finish and grade across a project. A standing project-supply relationship with one supplier who fabricates in-house (see our sourcing page) is worth the coordination.
Schedule delivery against handover milestones
Railings and fittings typically install near project handover — scheduling delivery too early risks site damage; too late risks holding up handover. Align this explicitly with your supplier's lead time.
Budget for finish upgrades as an option, not a default
Standard finish across most units, with a premium finish option available for higher-tier units, is a common and cost-effective structure — discuss this tiering with your supplier upfront.
